After-Hours, Weekend & Holiday
We’re here to help when it truly matters. If you experience a true property emergency outside of normal business hours, please follow the steps below so we can respond as quickly as possible.
What to Do First
- Submit a Maintenance Request through your Tenant Portal and include clear photos of the issue, if possible.
- Call our main office at 912-756-6888. Follow the prompts for emergencies and leave details with our after hours representative.
- A Magnolia Coastal Properties team member will contact you as soon as possible.
Please note: Text messages to our regular office number, emails, and messages left on the main office line are reviewed during normal business hours only.
What Is Considered an Emergency?
A good rule of thumb is “fire, flood, or blood.”
An emergency is any situation involving the leased property that poses an immediate risk to personal safety, health, or significant property damage.
If the situation is life-threatening, call 911 immediately, then notify Magnolia Coastal Properties once it is safe to do so.
Emergency Examples Include:

Fire

Flooding or active water intrusion

Sewage backup or overflow

Gas odors
-
Roof leaks
-
Lightning strike to the home

Broken or burst water pipes

No air conditioning when the outside temperature is above 90°F
-
No heat when the outside temperature is below 45°F
(unless the home has multiple systems and another unit is operating)

A tree fallen onto the home
Situations That Are Not Emergencies
We understand these situations can be frustrating; however, they do not require emergency response and will be handled during normal business hours:

Refrigerator or freezer not cooling
(Tip: Use a cooler with ice to protect food if needed.)

Lockouts - needing another key

Power outages
-
No hot water
-
Oven not working
-
Dishwasher not running
-
Non-working electrical fixtures or outlets
