Winter Weather Tips for Tenants
Magnolia Coastal Properties | Richmond Hill, GA

As we move into the winter season here in Coastal Georgia, it’s important to prepare your home for colder temperatures and occasional freezes—along with hanging up your holiday décor. While our winters are generally mild, sudden cold snaps do happen and can cause preventable damage if homes aren’t properly prepared.
Below are some important winter weather tips to help protect your rental home and keep everything running smoothly.

🏡 Home Exteriors
While Richmond Hill doesn’t see snow often, freezing temperatures can still impact exterior plumbing.
• Disconnect all hoses from exterior spigots to prevent frozen or burst pipes
• Do not leave hoses attached during cold weather
• If your home has an irrigation system, ensure it has been properly winterized
• Never turn sprinklers back on after winterization unless directed by a professional

These small steps can help avoid costly plumbing repairs.

🔥 Keep the Heat On
Even during mild winters, nighttime temperatures can dip below freezing.
Keep your thermostat set to no lower than 65°F, even when you’re away
This helps prevent pipes from freezing inside the home If your heating system is not functioning properly or won’t maintain temperature, submit a maintenance request immediately Do not wait—prompt reporting helps prevent further damage.

⚠️ Space Heater Safety
Space heaters can provide extra warmth, but must be used responsibly.
Never leave space heaters unattended
Keep them away from curtains, furniture, and bedding
Use only approved, properly functioning units
Improper use can create a serious fire hazard.

🔥 Fireplace Safety
If your home has a fireplace:
• Ensure it has been inspected and is approved for use
• Never leave a fire unattended
• Always fully extinguish fires before leaving the home or going to sleep
• Make sure smoke detectors and carbon monoxide detectors are working properly
• If you are unsure whether your fireplace is operational, contact Magnolia Coastal   Properties before use.
